Five mistakes that slow down property sales
From poor photos to weak pricing presentation, these are the avoidable errors that add weeks — or months — to a listing's time on market.
Mistake one: listing before it is ready — The pressure to go live quickly is real, especially in spring when inventory rises. But a listing launched with phone photos, no floor plan, and a sparse description usually underperforms from day one. The first two weeks are when a property gets the most attention. If the presentation is weak during that window, the listing loses momentum and often ends up sitting.
Mistake two: hiding the weakness — Every property has a weakness: a small second bedroom, a busy road, an outdated kitchen. Buyers will notice it at the viewing. If the listing pretends it does not exist, the viewing feels like a disappointment. If the photography is honest but flattering, buyers arrive with realistic expectations and are more likely to make an offer.
Mistake three: treating photos as an afterthought — Agents sometimes schedule a photographer the day before the listing is meant to go live. That leaves no time for staging, no flexibility with weather, and no room for a reshoot if something is missed. Photography should be scheduled when the property is at its best, not when the deadline arrives.
Mistake four: ignoring the online thumbnail — On most property portals, the listing appears as a small thumbnail surrounded by dozens of others. If the hero image is dark, crooked, or cluttered, it is skipped. The thumbnail is an advertisement, not a documentary frame. It needs contrast, space, and a clear subject.
Mistake five: no social-ready content — A significant share of buyers in Trieste and Friuli Venezia Giulia discover listings through Instagram, Facebook, and agent newsletters. Vertical images, short video cuts, and drone clips perform far better on these channels than standard horizontal stills. A listing package that ignores social media ignores a large part of the market.
The pattern — The properties that sell fastest are not always the cheapest or the most renovated. They are the ones that are presented with care from the first day. Good photography, a floor plan, a clear description, and a few social assets give a listing the best chance to perform while the market is still paying attention.
