Martignacco

Countryside Estate
Martignacco

The Property — Martignacco is an authentic Friulian countryside estate set on generous grounds near Udine, in Italy's northeastern Friuli-Venezia Giulia region. The property centres on a historic villa that has been thoughtfully renovated to preserve its rural character while delivering modern comfort. A grand tree-lined avenue leads from the entrance gate to the main house, creating an unforgettable first impression. Inside, the villa reveals exposed wooden ceiling beams, a statement teal-coloured fireplace, warm terracotta floors, and stone accent walls that speak to the building's heritage.

The Brief — The selling agent needed a complete listing package for a high-value countryside property where international buyers from Germany, Austria, and the UK represent the primary market. The challenge was scale — still photography alone couldn't communicate the size of the grounds or the approach to the property. The brief included a hero approach shot, interior photography that honoured the rustic character, twilight and daytime exteriors, aerial drone photography, a 2D floor plan, and a short video walkthrough for the agency's international newsletter.

What We Delivered — A photography package of 25 premium edited photos, three aerial drone shots revealing the estate's position within the Friuli countryside, an accurate 2D floor plan drawn to scale, and a 2:00 cinematic walkthrough video that opens with the avenue approach, flows through key rooms, and closes with an aerial pull-back revealing the full estate.

The Results — The complete package was listed across Idealista, Immobiliare.it, and the agency's dedicated property newsletter to 2,400 international subscribers. The Martignacco feature achieved a 34% open rate versus an 18% average and 12 direct enquiries from international buyers within 48 hours. Three out of five serious enquiries specifically referenced the floor plan as the reason they felt confident requesting a viewing without visiting first, and two of the six viewings in the first month resulted in formal offers.

"The floor plan was the game-changer. German buyers in particular want to see the layout before they fly in. And the avenue shot — that's the one that stops people scrolling." — Selling Agent
